Second + Delaware embraces the best of history and forward-thinking design by utilizing the world’s leading standard in energy efficient construction called Passive House.
To many “Passive House” is a new concept. At the fundamental level, a passive house is designed to be extremely energy-efficient so that it doesn’t take a lot of power to heat or cool. To be designated as a Passive House, a building must embody a set of specific best practices that seal it from outside temperatures, while maintaining a stable inside temperature and high air quality.
Early 20th century residential buildings in big cities featured large, protected, landscaped courtyards where urban homes were oases to escape the hustle and bustle of the city. Second + Delaware builds on that model and includes best practices in energy efficiency and long-lasting construction for residents’ ultimate comfort.
As a result of implementing Passive House design and construction methods at Second + Delaware, our community consumes 90% less energy. The triple-glazed windows and 16-inch walls provide a pleasant, interior temperature year-round. When scaled globally, the design concept of Second + Delaware has the potential to remove 10 billion tons of CO2 from the atmosphere annually - a meaningful step to solving global climate change.

Kansas City’s River Market is the oldest district in the city, with the City Market established in 1857. The River Market is bordered to the north by the Missouri River, to the south by Interstate-70, to the west by the Buck O’Neil (Broadway) Bridge and by the Heart of America to the east. As a designated Historical area, the Town of Kansas was incorporated on June 1, 1850 below the bluff of where Second + Delaware sits on the banks of the Missouri River. It’s also been formerly called the River Quay, City Market, and Westport Landing.
This vibrant neighborhood has been compared to Greenwich Village of New York, with its eclectic offering of shops, businesses, restaurants, cafes, residences, and parks. The largest, farmers market in the area takes place at the open-air City Market, located in the heart of the neighborhood. The area also offers trails for cycling, walking and running along with three stops for the city’s Streetcar that connects riders throughout downtown KC.
The River Market is pet friendly, offering two dog parks for animal friends and sits just down the road from the spacious, Berkley Riverfront park, home to Bar K (dog + human bar), and the site of many events and concerts throughout the year.
